Every building's compliance, in one place, with dates you can trust
A portfolio's obligations do not arrive together. They arrive per building, per asset and per contractor, and the manager holding them is usually holding a spreadsheet of dates.
How do you keep a property portfolio's compliance evidence current across every building?
A property manager carries obligations as the person with management or control of a workplace: the essential safety measures have to be maintained and certified, the asbestos register kept current, the contractors verified before they work, and each of those lives on a different cycle in a different building. Frontline holds one register per portfolio where every obligation is a record against its building and its asset, carrying its owner, its next due date and the certificate that closed it.
- Every building's measures and their next due date in one view
- Contractor insurances and licences verified before work starts
- Asbestos and hazardous materials registers held per building
- Certificates attached to the record they evidence, not a shared drive
The reality
The dates are the job, and the dates live in a spreadsheet
Nobody loses a building's compliance in one go. It slips one date at a time, in a spreadsheet only one person maintains.
The annual statement is due, the contractor who does the testing has moved on, the certificate is in an inbox, and the person who knew the cycle has left. Meanwhile a tenant is asking for evidence and a contractor is already on site with an expired licence.
What is needed is not a better spreadsheet. It is the date, the owner, the evidence and the building held as one record, so a lapse is visible before it becomes a finding.
- Recurring obligations that generate their own next due date
- Evidence attached to the building and the asset it belongs to
- Contractor status visible before someone is on site

Obligation mapping
Where each obligation lives
The question every safety manager asks before a demo: does this cover what we are actually required to do?
| Obligation | What it requires | Where it lives in Frontline |
|---|---|---|
| WHS Act - management or control of a workplace | Ensure the workplace, its entry and exit and anything arising from it are safe | Building register with hazards, controls and their verification dates |
| Essential safety measures | Measures maintained and tested on their cycle, with an annual statement | Recurring obligations per building, certificates attached on completion |
| WHS Regulations - asbestos register | A register kept, reviewed, and made available to anyone working on the building | Asbestos register per building with its management plan and review date |
| WHS Regulations - hazardous chemicals | A register of chemicals, current safety data sheets, correct storage | Chemical register per building with SDS matched and expiry watched |
| Contractor duties | Verify competency, licensing and insurance before work starts | Contractor register with expiry tracking and pre-start verification |
| Electrical safety - testing and tagging | Portable equipment tested on a frequency appropriate to the environment | Asset records with test dates, results and the next due date |
Mapping is indicative and reflects the Australian model WHS laws and the national schemes named. Requirements vary by jurisdiction. We'll walk your specific obligations on the call.
Questions we get asked
We manage buildings in several states. Do the obligations differ?
Yes, and the register reflects that. Obligations are configured per building rather than assumed to be national, so a Victorian building and a New South Wales one carry their own.
Can tenants report a hazard without a licence?
Yes. They submit through a link rather than an account, and it lands as a record against the right building.
Does it replace our maintenance system?
No. It holds the obligation, the evidence and the date. Work orders can stay where they are, and the certificate that closes an obligation attaches to the record.
What happens when a contractor's insurance expires?
It is visible before it lapses rather than after, and the contractor shows as not verified until the new certificate is loaded.
See it on your portfolio, your buildings, your dates.
We'll load a slice of your real data when your spot comes up so you're reacting to your own portfolio, not a sample one.
